Brief

In an undeveloped corner plot within an existing estate in the centre of the market town of Wokingham, this flagship Assisted Living scheme was built for 3 specific young adults. The client had previously been unsuccessful in procuring a Framework Contractor under the traditional design and build route. The tender returns received were highly inflated making the project unviable and not within the Council’s budget.

Ibis provided guidance on cost management and advice on alternative procurement routes, based on this we determined that the project could be delivered more economically than the tender returns would suggest.

We worked with Wokingham Housing Ltd and put together an alternative proposal to the traditional routes and were later appointed to provide Construction Management services to deliver the project within the Council’s budget.

The project started on site January 2020, we acted swiftly to follow industry and government guidance to navigate the project through the challenging global pandemic with minimal impact to the programme. It was successfully completed in October 2020, within the Council’s budget achieving a 41% saving over the original lowest tender returns.

We built strong relationships with the client and community stakeholders, including the families of the perspective residents and neighbours. This enabled us to deliver a project that maintained harmony within the estate whilst also delivering a property that met the specialist requirements of the project.
